From pet stains, kids’ drawings on walls, broken windows, to water-damaged ceilings, rental properties bear the brunt of it all. Fortunately, while a lot of damage calls for professional maintenance, not all types of damage require a pro’s help. Some damages are simple enough for you to fix on your own.

How to Repair Minor Rental Property Damages Yourself

Scuff Marks

Scuff marks on walls and floors are generally the result of forced contact with a heavy object. Dragging heavy furniture over floors, for example, will leave those unwanted marks. To repair scuff marks, the best approach is to fix them right after they happen. If the marks are older, a different approach may be necessary.

To remove fresh scuff marks, simply rub the area with a soft, damp cloth (preferably white or non-staining), then finish off with a soft, dry cloth (non-staining). If the scuff marks are stubborn, add some baking soda on a damp cloth and scrub off the area. Buff with a dry cloth.

For scuff marks specifically on the floor, there are different options that could work. Rubbing at the spots using a tennis ball, for example, can help remove the unsightly marks. You could also try a microfiber cloth, WD-40 for vinyl floors, or even a pencil eraser or art gum.

Peeling Paint

Peeling paint is usually the result of aging or temperature changes. This issue is generally easy to fix, although it might take a bit of work depending on the size of the area affected. The old paint layer has to be stripped off, usually by scraping and buffing before a new paint layer is applied. Good quality paint will last longer and can offer better protection against sun damage or temperature changes.

Holes and Cracks

Shallow holes and cracks on the walls can be fixed using putty, spackling paste, or wood filler. The putty should be applied to fill the holes or indentations. Any excess amount should be scraped off using a putty knife. Putty works well for drywall, plaster, or cement. Once completely dry, the area may be sanded lightly, then painted a matching color.

Water Marks

Watermarks are more of an aesthetic concern but they do sometimes diminish the appeal of a rental property. These marks usually appear on mirrors, tiles, and glass panes when water evaporates and leaves mineral deposits behind. Watermarks can be removed using a solution of 1 part vinegar and 1 part water. Acids like vinegar help soften hardened minerals to make them easy to wipe off using a clean rug or towel. For more stubborn spots, a chemical product such as WD-40 can work remarkably well in keeping the surface smooth and clean.

Broken Windows

Broken panes can be replaced with a new one, provided the size, thickness, and color/tint is a match. The window glass has to be cut to the right size and lined up to the frame to ensure a proper fit. Jalousie-type windows are usually easier to fix since each piece can be removed from the metal housing and replaced with new glass. Glass has to be handled carefully to avoid further damage or injury. Wearing special protective equipment is recommended.
